An experienced builder can foresee challenges before they arise
Although extensions are usually on the same level as the home, we’re often adding a floor on top of or even under the building. This is where existing structural problems can present big challenges. Rarely visible to the naked eye, older buildings in particular can have hidden issues that take the years of experience of a senior master builder to spot, plan for and, importantly, quote you for. There is probably no construction challenge we haven’t encountered – but we will deal with them properly, promptly and always in consultation with you.
Case studies
Major extension of a Victorian terrace in Newtown
This single-storey Victorian terrace has two bedrooms at the front. Behind them, we demolished the rest of the building, which consisted of a living room, a bathroom and a combined kitchen/laundry. Over the bedrooms we added a second storey with a new bedroom featuring rear dormer windows, en suite and attic storage. The ground floor was extended to combine a striking open plan lounge/dining area with a generous contemporary eat-in kitchen, a new bathroom and a separate concealed laundry.
All the new construction was floored with tongue-and-groove solid Australian snowy river gum timber with a limewash finish. The new solid pine staircase was limewashed to match. To bathe the ground floor in soft natural light, the lounge, dining and kitchen areas incorporate a clerestory roof, and the second ground floor bedroom/study incorporates new louvred windows and two new skylights.
As well as refreshing the terrace’s front facade, we added a new small rear paved courtyard with a new stormwater drainage system.
Open plan kitchen/living extension features raked ceiling with V-joint panelling
We demolished the rear living room of this Lilyfield property along with a separate garage. The new addition included an open-plan kitchen with a walk-in butler’s pantry, plus a dining and living area. The extension was spanned by a handcut timber roof with exposed rafters and raked ceiling clad in V-jointed panelling. Other construction included a new bathroom and a new freestanding weatherboard double garage.
First floor addition in Clovelly
This first floor addition to a Federation home included three bedrooms, two bathrooms, living area and rear deck. Its overall style was clean and contemporary except for a period awning detail which matched the facade of the original home.
